Parking is a problem on Orange Grove Place. On-site parking requirements are based on the number of bedrooms. The problem is that, in our opinion, the developer persists in identifying rooms as home offices/rec rooms rather than as bedrooms. For example, the front Unit 1 is a one-bedroom plus a home office; we believe that it will be used as a bedroom, and should count toward the parking requirements.
Gold Line commuters park both on Orange Grove Place and on Orange Grove Ave., making parking very limited. The development at 817 Orange Grove Place will add to this problem.

Parking has been restricted on streets adjacent to the train station, forcing commuters to park on Orange Grove Place and Orange Grove Ave., (south of El Centro).
Parking is restricted to 2, 3, or 4 hours on Meridian, Glendon Way, Glendon Ct., Orange Grove Ave., (north of El Centro), and on El Centro (east of Orange Grove Ave.).

Public Works Commission identified concerns that the new signal planned for Monterey Rd and Orange Grove Ave will increase the flow of traffic southbound on Orange Grove Ave. “This condition will result in traffic congestion and other safety issues.” (Public Works Commission Meeting Minutes, 07/11/2018) It is likely that traffic will also shift from the signal at Indiana Ave. to the new signal at Orange Grove Ave
